Hoot House is an adults-only boutique bed and breakfast in the heart of St Anne, Alderney. Set within a characterful Victorian townhouse, we offer individually designed rooms, personal hospitality and special introductory rates while we continue to enhance the property.

Hoot House is nestled at the quieter end of the main street in the heart of St Anne. Over the years, this characterful building has worn many hats—once a restaurant, a fishing tackle shop, and previously a bed and breakfast—each chapter adding to its rich history.

After a quiet interlude following the closure of its former enterprises, Hoot House began a new chapter in 2025. We have lovingly renovated much of the property, carefully blending its Victorian character with modern comforts while preserving the charm that makes it unique. Although our transformation is still ongoing, we are delighted to welcome guests and share the progress we've made so far, with further enhancements planned in the months ahead. As a result, guests can currently enjoy special introductory rates while we continue to expand and refine our boutique offering.

At Hoot House, we believe that where you stay should be every bit as memorable as the destination itself. With just two (soon to be three) individually designed rooms, we can offer a more personal and relaxed experience than larger hotels, while still providing the comforts and attention to detail that make a stay feel special.

Hoot House takes its name from our shared love of owls and birdlife. Mark is a keen bird enthusiast, while Theresa has always had a special fondness for owls—in fact, a beautiful barn owl named Willow delivered the rings at our wedding in 2024. Alderney is also home to the Channel Islands' only Bird Observatory, and if you're lucky, you may even spot a barn owl during your stay.

Whether you're visiting Alderney for its spectacular coastal scenery, fascinating wildlife, rich history or simply a chance to slow down and unwind, we look forward to welcoming you to Hoot House and sharing a little of the island's magic with you.

We are an adults-only bed & breakfast, welcoming guests aged 16 and over. Please note that the minimum age to make a booking is 18.

Our B&B is non-smoking, and currently, we do not accommodate guest dogs.  Wi-Fi is free for all guests during their stay.

As Hoot House is a traditional Victorian townhouse, all guest accommodation is accessed by stairs. One room is located on the first floor, with the remaining rooms on the second floor. Unfortunately, we do not currently have facilities suitable for guests with significant mobility impairments, so guests should be comfortable using domestic staircases.

We don’t have parking directly outside, but you can park on the nearby High Street or in one of the two car parks just a few minutes’ walk away. However, you won’t need a car while staying with us – you're already in the heart of everything!

To help make your journey as seamless as possible, we offer complimentary airport and harbour transfers, subject to availability. Please contact us in advance with your arrival or departure details if you would like to arrange a collection or drop-off.

Meet your hosts

Theresa manages the day-to-day running of Hoot House and will be the person guests are most likely to meet during their stay. Originally from Wiltshire, she has lived in several beautiful locations, including Cambridge and the stunning Tirol region of Austria. Her career in travel saw her leading tours around the world, giving her a keen understanding of what transforms a stay from simply comfortable into something truly memorable.

Before relocating to Alderney in 2024, Theresa successfully ran a bed and breakfast from her home in Wiltshire. Drawing on years of hospitality experience and countless hotel stays across the globe, she has carefully designed Hoot House with comfort, style and thoughtful attention to detail in mind, creating a welcoming retreat for visitors to the island.

Mark has carried out much of the renovation work at Hoot House and continues to do so. Originally from Portsmouth, he has called Alderney home for more than 20 years and works as a commercial fisherman, supplying many of the island's pubs and restaurants with sustainably caught local fish. His knowledge of Alderney and practical expertise have played an important part in shaping Hoot House into what it is today.
